How does a Property manager deal with Watercare bills?

In the North Rodney area water to residential properties is supplied by Watercare.
Some properties will be exempt from this charge due to sourcing their own water i.e a rural block that collects and stores rainwater.
Watercare will invoice the landowner in the form of a rates bill that will break down the invoice into two main categories: Wastewater/water consumption and Fixed charges.

The Consumption charges are liable to be covered by the tenant as this is the amount that was used by them directly.
The fixed charge is liable by the landlord as this was a cost incurred by the property regardless of if there is occupants or not.

At Kōwhai Coast property management we have developed a simple process for these invoices to ensure all parties cover their costs and the property never goes into arrears.

Using our Watercare account we register any property we manage with Watercare so that we can access and view the invoice.
We settle invoices directly to Watercare to ensure no arrears are incurred.
We then invoice the tenant (and provide a copy of the reading) for their consumption use.
We deduct the Fixed charge from the rent we collect prior to disbursing it to landlords each payment run.

A similar approach can also be used for power on a check meter (multi unit properties) or units on a gas bottle supply. The most important thing here is communication ensuring all parties know what will be happening as there is nothing worse then unexpectedly having a utility cut off!
