Tenant selection plays a huge role in a successful rental journey, and attracting the best tenants begins with a well-crafted advert.

Professional real estate photography isn’t just for properties for sale. Today, many photographers offer affordable rental packages tailored to landlords. These high-quality photos will stand out from the typical smartphone shots, showing potential tenants that you care about your property and are willing to showcase it. 

If your property has a unique layout, consider including a 2D floorplan to help clear up any confusion.

When selecting your images, arrange them in a logical order that creates a journey through the property, rather than jumping from room to room.

Most inquiries will come from tenants simply looking at your photos, but the text can still make a difference. Some tenants will read through the description for more details, so make sure to include a well-written, honest advert.

Highlight the property’s best features, such as beautiful Omaha Beach views, included appliances, or a maintained spa pool. At the same time, don’t hide any imperfections. If a bathroom needs renovation, mention it upfront to avoid disappointment.

For example: “The two main bathrooms were newly renovated this year, with the en suite featuring a restored clawfoot bath for ultimate relaxation. However, the basement bathroom is in original condition, with a standalone shower, vanity, and separate toilet. But don’t worry about running out of hot water during shower time – a new gas infinity hot water system ensures endless hot water throughout the house.”

End your advert with a clear call to action, inviting potential tenants to schedule a viewing and explaining how to do so.

Once your listing is live on New Zealand’s largest online rental platforms, monitor its performance and gather feedback from viewers to refine your advert. Sometimes, their insights can help improve the listing without them even realising it.
