Tenant sourcing and checking

Rent and bond collection

Rental income is the heartbeat of your rental.
Tenants pay rent in advance directly into the Kōwhai trust account which is reconciled daily. Funds are disbursed to landlords twice monthly.

We have zero tolerance with rent arrears and maintain a strict policy to ensure tenants maintain their obligation to settle all rent and invoices on time. Kōwhai lodges all tenants bonds with Tenancy Services to be held throughout the tenancy.

Inspections

Kōwhai is your eyes and ears for one of your biggest assets.

We conduct thorough entry condition inspections to use as a reference throughout and at the end of the tenancy to settle in disputes.

During the tenancy Kōwhai also conducts quarterly inspections to provide an up to date condition of your property. These quarterly inspections are our opportunity to check in with your tenant, inspect for any damage or maintenance that needs addressing and also ensure the long term goals for your property are being met.

Landlords are always welcome to accompany us on our visits.

Rent Reviews

Keeping your property up to date and ensuring you’re not left behind the market.

Kōwhai routinely updates the market rent for your property.

We conduct rent reviews with the tenant every 12 months (as permitted by the Residential tenancies act).

Compliance

Compliance within the Residential Tenancies Act is difficult to navigate, leave it to the people that see it daily.

Kōwhai will keep an up to date record of all required compliance for your property. This includes your insurance obligations, compliance with the Healthy Homes Standards, testing for meth use (if your Insurance company requires it) and any other items your property needs to keep on top of any legislation.

Not only will this safeguard you from any penalties or surprises if they were to ever arise but it will also ensure your tenant will be secure, comfortable and safe within their home.

Maintenance

Keeping on top of required maintenance, whether it’s reactive or proactive, benefits the landlord through minimising long term damage to their property and also benefits the tenant where it ensures they can enjoy their home in comfort.

Maintenance can be raised in numerous ways however we always treat it quickly, diligently and in the most economic and efficient manner.
Leveraging off a network of skilled contractors throughout the greater Kōwhai Coast area we are able to ensure that whoever needs to get on site to get the best result is there on the double.

We welcome Landlords having their own contractors to use and also gather multiple quotes for large ticket items.

Accounting and Reporting

Kōwhai collect rent from tenants and disburses it to owners twice per month.

We can settle contractor invoices and watercare invoices on the landlords behalf. Kōwhai also provides current and end of year statements for tax reporting.
